what we do

START every project WITH our Facility Planning Questionnaire

With over 30 years of experience designing beer distribution facilities, we identify space needs and adjacencies for expansions or new warehouses. A well-prepared program ensures planning success, and we prioritize face-to-face time to fully understand our clients' operations.

“We design the warehouse that our clients want to build, not the warehouse we want them to build.”

DEVELOP ARCHITECTURAL DESIGN CONCEPTs based on the questionnaire

EXAMPLE:

  • One or Two-Story Corporate Office space desired
  • Hospitality & Sales Meeting Room
  • Develop a layout with the proper column bay spacing for racking and floor pallet positions
  • Receiving & Loading docks with cross dock types I-shape, U-shape or L-shape
  • Drive-thru or Drive-in for side loaders.
  • Point of Sales
  • Sign Shop with Sales Lockers
  • WMS Desk & Monitors
  • Driver's Check-in
  • Warehouse Office & Breakroom
  • Over-the-road Driver's Lounge
  • Cooperage
  • Draught Repair
  • Repack
  • Draught Cooler
  • Pick Area with Racking
  • Layer Picker
  • Shrink Wrappers and Weight Scales
  • Pallet Storage over the dock door openings
  • Battery Charging Area
  • Scrubber charging and discharge area
  • Electrical & Fire Riser Room

Site Design Analysis

EXAMPLE:

  • Soils Investigation and Environmental Phase I
  • Alta Survey
  • Identify Site Utilities
  • Coordinate sanitary sewer elevations depth
  • Coordinate water line size for adequate pressure
  • Understand Stormwater Detention and Water Quality requirements
  • Site topography
  • Building Orientation
  • Zoning Requirements
  • Entitlements
  • Determine the number of Car Parking Spaces Required
  • Number of Fleet Parking and Dock Positions required?
  • Layout dock approach for over-the-shoulder back-in.
  • Identify the type of cross-docking.
  • Determine if you will have a Drive-thru or Drive-in for Sideloading.
  • Determine how much future expansion is desired.
  • Will a Vehicle Maintenance and Truck Wash be required?

Establish a Construction Budget

Our construction budget functions as a financial roadmap, providing a clear outline of the financial direction of the project. It equips the Owner, Architect and Contractor with the ability to make informed decisions, prioritize spending, and adjust plans to remain within budget constraints.

A thoroughly prepared budget also serves as an essential instrument for securing financing by demonstrating a project's viability to investors or lenders.

Help Select a Local Architect, civil and Structural Engineer

Choosing a local architect is beneficial because they have in-depth knowledge of your area's planning regulations, building codes, and local aesthetic, which can lead to a design that seamlessly fits into the community while maximizing efficiency and potentially saving you money by avoiding unnecessary complications with permits and construction processes; they also likely have established connections with local contractors and can provide easier access for site visits and meetings.

Key reasons to choose a local architect:

  •  Understanding local regulations
  •  Site-specific knowledge
  •  Community connections
  •  Accessible communication
  •  Potential cost savings

Help Select a Local general contractor

Choosing a local General Contractor is beneficial because they have a vested interest in their community, are likely to be more responsive to your needs, understand local regulations and conditions, and can provide quicker access for addressing issues due to their proximity, ultimately leading to a smoother project experience with better communication and quality assurance.

Key reasons to choose a local General Contractor:

  • Stronger Community Reputation
  • Local Knowledge and Expertise
  • Improved Accessibility and limiting travel expenses
  • Relationships with local subcontractors, suppliers, architect, and engineers.
  • Support for the Community and your brands.

oversee PRE-CONSTRUCTION PERMITTING, BIDDING, AND SUBCONTRACTOR NEGOIATIONS

We manage the design and construction process

We are the owner's advocate ensuring the project aligns with the client's vision, budget, and schedule.

We manage various aspects of the construction process, from design and planning through to completion and closeout, representing the owner's interests throughout.

conduct preinstallation meetings with sequence of construction

Managing the sequence of construction is a critical aspect of project management that requires careful planning, coordination, and communication. By effectively sequencing construction activities, project teams can optimize resource utilization, reduce delays, improve safety, and enhance the overall efficiency and success of the project.  including Earthwork, Foundations, Concrete Slab, Walls, Structural Steel, Roofing, M.E.P & Fire protection.

provide meCHANICAL, ELECTRICAL & plumbing OVERSIGHT

Our 30 years of experience overseeing the Mechanical, Electrical, and Plumbing (MEP) systems is crucial for ensuring the functionality, safety, and efficiency of any warehouse.

This oversight involves planning, designing, installing, and maintaining these essential systems to create a comfortable, healthy, and productive environment.

Post Construction

Our post-construction phase consists of all the final processes completed in order to hand the building entirely over to the Wholesaler.

This includes completing all punch list items, a final walkthrough, owner training, and more.
